1. What FullHouseAI Is
FullHouseAI is an AI-powered productivity tool for UK property managers, landlords and letting agents. All AI-generated content is for informational purposes only and does not constitute legal, financial or professional advice. Users are solely responsible for reviewing, verifying and acting on any AI-generated content.
Important: FullHouseAI is not a law firm, letting agency, financial advisor, or regulated property service. The tools, AI-generated content, and information we provide are for guidance and convenience only. You should always seek independent professional advice for your specific situation.
2. Your Account
When you create an account, you agree to provide accurate information and keep it up to date. You are responsible for maintaining the security of your account credentials. You must not share your account with others or allow unauthorised access.
You must be at least 18 years old to use FullHouseAI.
3. Your Responsibilities
You are responsible for:
- The accuracy of any data you enter into the platform
- Ensuring you have the right to upload any documents or data
- How you use AI-generated content — always review before sending or relying on it
- Complying with all applicable laws and regulations relevant to your property management activities
4. Subscriptions and Payment
FullHouseAI offers paid subscription plans based on the number of active tenancies. All features are included on every plan. Plans are billed monthly via Stripe and auto-renew each month until cancelled.
All new accounts include a 7-day free trial with limited AI usage. At the end of the trial, your subscription begins automatically unless you cancel before the trial ends. You will not be charged during the trial period.
You may cancel your subscription at any time from your account settings. Cancellation takes effect at the end of your current billing period. We do not offer refunds for partial months.
Early adopter pricing: Prices shown as discounted from the standard rate are early adopter rates available to users who sign up during our launch period. These rates are locked in for as long as your subscription remains active and continuous. If you cancel and re-subscribe, the standard rate at the time of re-subscription will apply.
We reserve the right to change our pricing with 30 days notice. Existing subscribers on early adopter pricing will not be affected by price increases for as long as their subscription remains active.
5. AI-Generated Content
Our AI tools generate content based on the information you provide. This content is produced by artificial intelligence and may contain errors, inaccuracies, or omissions. You must review all AI-generated content before use and take full responsibility for how you use it.
We do not guarantee the accuracy, completeness, or suitability of any AI-generated content for any particular purpose.
6. Data and Privacy
We take your privacy seriously. Please read our Privacy Policy for details on how we collect, use, and protect your personal data.
- We store your property and tenancy data securely on Supabase (UK/EU servers)
- We do not sell your data to third parties
- We do not use your data to train AI models
- You can request deletion of your data at any time

7. Viewing and Tenant Data
When you use the Viewing Manager, you may enter tenant contact details including names, phone numbers, and email addresses. You are responsible for ensuring you have the right to store this information and that it is used only for legitimate property management purposes.
FullHouseAI stores this data securely on your behalf but does not contact tenants directly. All messages are generated as drafts for you to review and send through your own communication apps (WhatsApp, SMS, email). FullHouseAI does not send messages on your behalf and is not responsible for any messages you choose to send.
8. Limitation of Liability
To the fullest extent permitted by law, FullHouseAI and its directors, employees, and affiliates shall not be liable for any indirect, incidental, special, consequential, or punitive damages, or any loss of profits, data, or goodwill arising from your use of the platform.
Our total liability to you for any claims arising from your use of the service shall not exceed the amount you have paid us in the 12 months preceding the claim.
9. Acceptable Use Policy
Acceptable Use
You may use FullHouseAI to:
- Generate content for properties you legally manage
- Process documents related to your own tenancies
- Use AI tools for legitimate property management tasks
- Share AI-generated content with tenants and contractors as guidance only
- Store and manage property-related documents and information
- Book and manage property viewings and store tenant contact details for viewing purposes
Prohibited Use
You must not use FullHouseAI to:
- Make automated or bulk requests beyond normal property management activity
- Use AI outputs as formal legal documents without independent professional review
- Attempt to circumvent usage systems or restrictions
- Generate content for properties you do not manage
- Resell or redistribute AI-generated content commercially without written permission
- Upload content that is illegal, harmful or infringes third party rights
- Attempt to reverse engineer or extract our AI systems or prompts
Photo and Document Processing
FullHouseAI processes photos and documents using AI on a fair use basis. Normal usage means uploading photos and documents related to properties on your account. Excessive uploads significantly beyond normal property management needs may result in account review. We will always contact you before taking any action.
AI Limitations and Disclaimer

- Always verify AI outputs with a qualified professional before acting on them
- FullHouseAI accepts no liability for decisions made based on AI-generated content
- AI outputs may occasionally be inaccurate — always review content before use
- FullHouseAI is not a law firm, letting agency, or professional services provider
Enforcement
Accounts showing abnormal usage patterns will be reviewed. We reserve the right to restrict or suspend access for serious or repeated violations of this policy. We will always contact you before taking action where possible.
10. Fair Use and AI Usage Policy
All FullHouseAI plans include access to all AI features, subject to this Fair Use Policy.
How it works
Your AI usage allowance scales automatically with your active tenancy count and resets every two weeks (on the 1st and 15th of each month). More tenancies means more AI capacity. For example, 3 tenancies gives approximately 128 AI tool uses per fortnight, 10 tenancies gives 240, and 50 tenancies gives 880. FullHouse Chat is always unlimited regardless of tenancy count. These allowances are designed to comfortably exceed normal usage. The vast majority of users will never reach their allowance through normal property management activity.
Normal usage includes
- Generating listings, tenancy agreements, welcome packs, and receipts for your properties
- Using FullHouse Chat to manage your portfolio
- Diagnosing maintenance issues from tenant photos
- Generating contractor and tenant messages
- Scanning bank statements to match rent payments
- Generating monthly reports and financial insights
- Running check-in and check-out inspections with AI deposit assessment
- Pre-screening applicants
- Any other legitimate property management activity
Usage outside fair use includes
- Automated or scripted requests (bots, scraping, API abuse)
- Generating content for properties or tenancies not on your account
- Using the platform to provide services to third parties
- Deliberately circumventing usage monitoring
- Generating bulk content unrelated to your registered portfolio
- Any usage placing excessive demand on our systems beyond normal property management
What happens if you reach the limit
If you approach your allowance, you will see a notification. If you reach the limit, AI tools will be temporarily unavailable until the next reset period (1st or 15th of the month). Your data, dashboard, and non-AI features remain fully accessible at all times.
If you consistently need more AI capacity, adding more tenancies will automatically increase your allowance. For portfolios of 100+ tenancies, contact us for volume pricing with higher limits.
Monitoring and enforcement
We monitor usage to ensure fair use across all accounts and to maintain system performance. Accounts showing usage patterns significantly beyond normal property management will be reviewed. We will always contact you before taking any action.
Trial policy
The 7-day free trial includes limited AI usage (restricted number of AI tool uses and chat messages). The trial is available once per person. Creating multiple accounts to obtain additional trials violates this policy and may result in all associated accounts being suspended.
FullHouse Expert
FullHouse Expert is a separate product available via message packs (£19.99 per pack). Each pack includes a set number of messages and documents. Packs never expire. Expert usage is not covered by the subscription fair use policy. FullHouseAI subscribers receive a monthly allowance of free Expert messages as part of their plan.
This policy is governed by the laws of England and Wales.

11. Changes to These Terms
We may update these terms from time to time. If we make significant changes, we will notify you by email or through the platform. Your continued use of FullHouseAI after changes constitutes acceptance of the updated terms.
